We have a select list of prospective tenants, including the personnel departments of large PLC’s, local companies and through our association with our relocation organisation ‘move with us’ we are able to make immediate contact with the new business moving into the area.
Each property is included in our impressive eye catching colour advertising on a regular basis and in our weekly colour mail outs. With the landlord’s permission our distinctive “TO LET” board is erected at the property.
Prospective tenants are accompanied by a member of our staff when viewing the property.
Having selected the right applicant for you who appears to be the most suitable for the property, we take up personal and professional references from employers, bankers and any previous landlords and if the applicant is self-employed we also obtain accountants references.
When all references are to hand and we are satisfied that the applicant is satisfactory in all respects, we will seek the landlord’s permission to proceed with the letting.

WE will visit the property, take relevant details for letting and management purposes and generally discuss and advise on the following:
- A rental valuation of the property.
- The date from which the property will be available for a tenant to take occupation and the period for which the property is to be let.
- Details of how you would like us to account to you regarding the rental income.
- Your contractual and statutory responsibilities as a landlord.
- Information on basic equipment and furniture required for furnished or unfurnished tenancy with advice on Fire and Safety Regulations.
- Instruction as to the repair and the maintenance of the property by out dedicated staff member, including expenditure limits and emergencies procedures.
- Name, address and telephone number of your local contact in case of emergencies.
- General advice and any necessary authority in connection with your tax liability.
- On confirmation of instructions to proceed, we will prepare a Tenancy Agreement together with a Schedule of Condition and in the case if furnished properties an Inventory of Furnishings and Effects.

The following suggestions will help to secure good quality tenants at maximum rents in the minimum period of time.
- Presentation is everything.
- A tidy and presentable exterior will create a good first impression.
- A high standard of decoration and cleanliness will soon repay your initial investment.
- Simple neutral colour schemes are safer and tend to be less expensive when redecoration is necessary.
- Prospective tenants are often especially sensitive about kitchens, bathrooms and toilets with particular attention given to the condition and cleanliness of these areas.
- It helps to have the property fully aired, warm and welcoming in the winter.
- Any appliances that are to be included in the tenancy should be in good working order with instruction booklets where possible.
- Gardens should be in good order with lawns mowed, borders weeded, hedges trimmed and gardening equipment available.
- Valuables - we would always recommended that you remove televisions, dvd's, video/stereo equipment - these prove to be areas of conflict should they need repairs or become damaged.
- Guarantees - copies of any product insurances/guarantees should be supplied to...
- Smoke detectors are recommended on each floor of your property. These must be in good working order with batteries supplied. It can save lives.
